@Tony Figurelli thanks! Im only getting better with time and continuous education. With the spreadsheets I have now which shows ROI% along with annual %,predictable closing costs, and other great info it pretty much eliminates the main questions a buyer has. I closed my first deal Feb 1st! It was a JV deal where I brought in the cash buyer. Along with that I ended up teaming with a great husband and wife team here in Jacksonville. I started Wholesaling the end of November last year. Got my first contract first week of December. Hit some bumps in the road along the way needless to say that deal fell thru as I was out to sea and couldn't handle the issues that were popping up. But this deal here took roughly 2 weeks to close as dates were being pushed back but, the bottom line is the deal closed and the buyer wants to continue doing business! When I send deals now I offer spreadsheets that has a flip summary on it along with in depth details on properties. A great learning experience and I am still seeking ways to make all transactions go as smooth as possible and always leave the seller and buyer satisfied with the deal. @Carolyn Morales It was my partners and I who posted that particular ad on craigslist. Price dropped to $45k and the numbers are as follows. 4 units, 3 tenants($425/month), $15,300 gross, Recently connected to City Septic but has a Water Well Connection(can be switched back), Repairs around $25k(kitchen and bath need upgrading) along with  maintenance.  Have more pics andinfo on property if you would like me to email them to you.
