Would I have a chance if I rented out a  property in an area surrounded by home owners? Perhaps if it was like near a school?

The idea of using debt as a tool. So basically fear into getting debt.

So, basically I'm asking is what kind of neighborhood is ideal to rent out single family homes? 

A.  A neighborhood that has a lot of homeowners?

or

B.  A neighborhood that has many real estate investors renting out properties?

@Kyle Scofield THANKS! The idea of using debt as a tool can be a frighting idea. (For me of course) I guess I have to do more planning before doing any deals.

For beginners, is it recommended to use liquid money or to use loan? I would be worried to take a loan out and end up screwing the deal up and become in debt. But real estate isn't exactly cheap.

@Jason Hirko Ok! I figured you have to pay expenses for all those people. My thought process is to increase my cash flow by reducing the expenses. Also I thought I would have to split the profit between all the people in the team. If they are free, I guess why not?

@Jedd Braunwarth THANKS! Haha, setting the rent just low enough to have positive cash flow and giving the tenants a bargain doesn't sound too bad. I would think you are better are doing it this way. Just to guarantee your cash flow per month.
