How do I know if the market in my area for real estate is in a "buying" stage or a "selling" stage

Can anyone explain to me how wholesaling works? I've been doing research on it and I keep hearing its a good way for a "no money" deal. They make it sound easy. There's gotta be a catch by using this strategy. Can anything "bad" happen if you're not successful with wholesaling? Since you're not using any money.

@Steve S. Thanks for the detailed response! Would you get the 30 or 40 years mortgage and pay it off full or eventually sell it when it appreciate in value and not pay the full mortgage? I feel like people would get a 15 year mortgage so they can get a better cash flow at an earlier time.

Let say you finally pay off your mortgage on your house after 15 years. Would you sell it and reinvest the profit into other properties for greater profit? Or let it continue for the significant cash flow it provides?

How would you decide what type of mortgage to get on your property?

@Jeff Houpt Thanks for responding! I would probably end up doing the same as you did. Using my money instead of others for my first investment for the same reason. What if you can't get others to pay the mortgage? Perhaps due to lack of tenants to live in your rental properties?

Have you ever been held back due to fear of being in debt? What did you do to pass this obstacle? I'm currently learning Real Estate and one thing that would hold me back is the fear of debt. How can I overcome this?
