We have been using an outdated version of Quicken for some time now  for our rental properties and personal finances. I"m hoping to switch in the upcoming year to something that is more tailored to rental properties. Any recommendations out there?

I have a couple of free and clear rental properties. I'm looking at getting a single, low interest line of credit against the properties.   Does anyone have any recommendations on  products or financial institutions?

If a real estate investor with excellent credit had three current mortgages, and was looking to do a cash out refinance on a free and clear condo, for. a fourth mortgage, what kind of rates could the investor get? I've seen banks offering 4.75%/ 75% LTV. Anyone have banks offering better rates and LTV? Thank you.

@Alexander Felice Thanks for the response. To answer you question, on what's the problem with six months, I'm just looking at the fastest way to purchase an asset, refinance it at a low rate, and deploy the  cash again. Six months is  a long wait, especially if new deals come along.  How does "delayed finance" work?

If I purchase a house with cash, how soon would a bank allow me to do a cash out I''ve been told six months, but I"m hoping this is not the case.

I have a friend who is looking to refinance his free and clear investment property (condo rental) and he was telling me that the bank is offering him a 30 year fixed for 5.75%.  This seems kind of steep right now, as I've seen some 30 year home loans at 4%.  Is this high? What is a good 30 year fixed investment rate for refinancing right now? Thank you.

I would start in a market you are very familiar with. If possible, buy in SF, if that's where you live and the place you are most familiar with.  Because this is your first buy, be very careful investing in areas you are unfamiliar with.  Some general rules 1) Make money when you buy (e.g. buy a house worth $100K at $85K): 2) Make sure it has positive cash flow when rented; and 3) If you see yourself, holding the property long term, secure the property on a fixed, low interest 30 year mortgage.  Good luck!
