@Jaysen Medhurst yes they are, but oddly the 4,2's are coming in at the same price. There is some optional additions you could make to the property to increase sq ft but I don't think I'm there yet either. Thanks for the help!

@Cameron Tope @Barry Pekin @Mark Sewell Great advice guys - thank you. The idea is to get the deals then build the systems based on my unique set of needs. I know this but sometimes you get lost in the sauce! The value of a sound system and automation in any business is massive but you still have to cut the path from the bottom up and keep it super simple.

Hi All

Interested in what you use from lead gen to close: CRM to team member communication, virtual assistants to Docusign etc. I know there are some simple approaches out there and I'm intrigued by that. Obviously, minimizing costs in the beginning is key. I'm trying to learn the ropes without lost opportunity cost creeping in - especially in the admin dept. 

Any and all thoughts welcome!

Attempting to analyze a potential SFR, 3, 2 fix and flip and the margins are thin. Does adding an extra bedroom allow me to compare it to 4,2's and do I want to? Do I just walk away or is there a potential upside allowing for some strategic thinking?

@Jaysen Medhurst great to know. Thanks for the insight. I need to lay out these numbers in my own model just to get the feel for them manually. The calcs are great but not seeing the inner workings of the machine is not conducive to building a business. Many thanks for the help once again.

@Brandon Roof @Jaysen Medhurst I appreciate the feedback - invaluable. I didn't run a check on the traditional formula of ARV x .70 - (rehab + ws fee) however, why did the calculator give me such a high offer? Is it because I'm backward on the additional costs associated with the deal? Quick question (not meant to offend but aimed at understanding expectations), are flippers expecting to get the same profit out of ws deals as if they found them themselves?
