@Jaysen Medhurst thanks for your help & input - much appreciated. Any specifics as to why it's too thin would be great. Is there not enough room for contingency? Is 20k for a flipper not enough on this deal? Is the ARV unrealistic? If I flipped it hypothetically, would it make more sense?

@Greg Dickerson extremely valuable Greg, this is what I was looking for. I was thinking that it would be lead source dependent. It's good to know that the top dogs are hitting such good numbers. I'm specifically intrigued by this method as it's so close to conventional sales and seems like a great way to learn. I'm sure I'll pick up a few flips or buy & holds along the way.

@John Thedford thanks for your effort here. I'm referring to how many leads you need before you get a house under contract. Let's say via the two of the top lead sources i.e. DM and d4d.

I'm new to REI and looking to kick off with wholesaling. Can anyone recommend a good general contractor for repair estimates in North Jersey? My partner and I would ideally like to shadow and learn your process as well as recommend your services to investors and/or use them ourselves.

@Andrew Santana most definitely. Likely best applied to a buy and hold strategy but could be another angle as well. Adding value + lowering costs is the name of the game and that's the nature of solar besides sustainability of course.
