I am a big fan of Jimmy. I have many of his old newsletters. His book, "Invest in Debt" is one of my favorites. I haven't heard Jimmy for years, but I consider him one of the stars. He is brilliant. (I have no relationship.)

There are several. You can rent a list. You can go to the courthouse and research probates.

You can search Craigslist for FSBO. You can drive neighborhoods. You can put out bandit signs. You can network with wholesalers.

I regard MLS as the Retail venue. To do what you are planning, you need wholesale.

If you are making offers on MLS properties, I think you are wasting your time.

I'm not so sure it's the opening as much as the timing. It has been said "The first vacuum cleaner salesman never has a chance. It's the 4th, or 5th, or 6th one that the housewife buys from."

So, I think it's a magic number, and that number varies from person to person. So, grind the magic beans. Go listen to a GURU on a mountaintop. It's not WHAT, but WHEN. My opinion.

How many times have I entered a house I bought, only to find a stack of "Yellow Letters" on the kitchen counter-all opened. Why did they select mine?

I see nothing to indicate the Owner is motivated. You sound motivated, but he doesn't.

"What is your situation?", and just listen. Just listen. Most of your questions will be answered without asking, and you will build trust. You can come back later with hard questions, if unanswered.

Oh, and did I say, "Just listen?"
