Bought one nice SFR in Central Florida, for $16,500. Deliberating another in Central Florida, at $4,885. Seller has agreed-I'm thinking about it. It's a rundown older frame house, smack in a very nice neighborhood.

Committed to buy one in Tampa at $6,500. Must do paperwork.

Started one of my VA's, from Philippines, on a new project.

Checked on my painting job in Eustis, Florida. Planning to place it for sale next week.

Contracted to paint my "Pretty House" near St Augustine, starting Thursday. Plan to place it for sale next weekend.

Watched "To Kill a Mockingbird."

Watched Season 3, episode 3 Jeeves and Wooster

Will read another chapter of "The Impossible State" , about North Korea, before bedtime.

After beating them up about Code Liens, broken fence, house is bad color to sell, and dog poo in the yard, just ask what they would be willing to accept.  If they are motivated, they will talk. If you lose one to an agent,there are more. Trust me-there are more. I just bought two in last 4 days and am working on more. (I just now asked a lady what was her number-just now!) Her number was less than my number. 

If you absolutely have to give a number, you may say, "Typically, I pay $... for a house in that area." And remember, if you state a range, you will always think the lower part of the price range, and the seller will always  think the higher part of the range.

@Michael Algarin Nothing to it. A twelve year-old buy can do it (with 20 years of experience).

Please ask yourself, with all the real estate professionals out there, why would this Seller select you? I think he is looking for free labor. Move on

@Jeff West "Wholesaling seams to be the easiest and cheapest avenue to get into REI". Where did you get that? I would really like to know. I did real estate for 30 years before I felt I could wholesale. You need experience, money, and experience. It is a very complicated venue. Don't believe these GURU's. Start with something very simple. Buy a bread and butter 3/2.

My best friend chased her tail a solid year on something like this. Never made a dime. Find a nice 3/2 and make an offer. Let Donald Trump alone.

@Joshua McGinnis You said property #2 was listed? You presented an offer? Even if you presented it to Seller, the Agent would have a say. You can bet the Agent would decline. (I am an agent.). 

I think, after rehab costs, your $5K offer was a good one. You might consider showing her the rehab costs, and costs of sale, holding costs, days on market, marketing costs, and many breakfasts at Waffle House.
