If the properties are MLS listed, why would a buyer need you?

I have never bought from MLS. (I am a licensed agent.)

I have never found a deal on MLS. Other sources may be more productive, in my opinion. I find MLS generally "Retail".

If MLS is your source, why do buyers need you? Anyone can do MLS.

@Peter MacKercher gave some excellent advice. Stay away from GURU's. Try to clear your head of that nonsense. Attend your local REIA, Read the links Peter listed. Get some books from Amazon, and be patient. Believe me, it will take you at least an hour to get rich.

In Florida, there is a Department of Business and Professional Regulation. They would handle such issues here. You need to find the state regulating board for real estate.
