In Florida, it is called "Ejection". This involves attorneys and a judge. I fully agree with @Ned Carey . Cash for keys.

Last week, I had one like that. I told them I had just bought the house for my daughter, and she was moving in next weekend. The painters were coming Thursday. It worked! The squatter is out! (Full disclosure? I have no daughter.)

I started buying houses in Gainesville, Florida ("a college town") years ago. I did very well. I would only add, "Don't rent to students." Transitory, and more. I never did. Always rent to the support people around students, such as teachers, secretaries, school/city officials. They stay. Students go, after 6-9 months. 

Have you considered Plymouth, Michigan? I hear it is wonderful, up there. @Joe Villeneuve lives somewhere around there. I'll bet they have students somewhere?

I believe Open Probate means creditors can still come forward. The court has not closed the estate. I believe Closed Probate means the court is satisfied that all creditors have come forward, and the estate has settled.

Often, the Personal Representative has authority to dispose of property-usually with court permission. Often, the proceeds must be paid into the court, to satisfy any potential claims on the estate, when probate closes.

Happens in the best of families. You go get 'em. For fast-n-cheap, do a quitclaim deed at the diner. If you go title company route, watch who pays what in closing costs. Remember, that is all negotiable. When the other party says, "Oh, the Seller always pays that", just remember. "Oh, really?"

BTW, you now have a new member of your Buyer's List! And maybe, you have joined the  ranks of "GURU Wholesaler". Now, you can be rich-in-a-minute. You need to wear a shirt that is unbuttoned halfway down the front, a big gold necklace, suede shoes, a blonde on the arm, and a nice convertible. That is the GURU wholesaler uniform. Sorry, but that's the rules.
