Hello Curt,

I'm looking forward to attending the Memphis REIA meetings in the new year. The second Thursday in January will be a problem for me but the second Thursday in February is looking good so far! One of the questions that I'm curious about deals with locating investor friendly title companies in my area. Not only am I new to Real Estate investing I'm also new to the area of Jonesboro, Ar.

Many of the books I have read on the subject of Real Estate investing talks about locating the right title company to insure your deals close smoothly. With that said, does it matter if the title company resides in my area? Is there a boundary line that must be adhered too? These are some of the questions that I hope to have answered by spending time with seasoned investors like yourself at the meetings. 

Also, do the newbie investors all sit together to identify ourselves? :-)

I discovered the Bigger Pockets website several months ago and became really excited about all the great information that is being shared on the topic of succeeding financially using Real Estate. Since then I started a new position and have not been able to be active in the discussions nor reading the posts being shared by all. 

Now that I have completed training and have a few months of experience within my new position I'm ready to get involved with the closest REIA club to me which happens to be in Memphis, TN. Is anyone here a member of the Memphis REIA and can you tell me what a newbie like myself should expect to take away from attending the meetings?

I'm both excited and somewhat nervous about attending a meeting with experienced investors so any information on what takes place during the meetings will be appreciated!

Post: Does the Title Company open the Escrow account?

Hi All,

I need help with understanding the process once the seller accepts my wholesale offer and its time for me to put up a deposit? My understanding is that once the seller signs the offer I send the offer to my title company and they are responsible of opening an escrow account using my deposit. Am I on target here?

I'm a total newbie to the game but I just wanted to say that the method that you are using to handle EMD's is what I have read from many authors and a few others in this forum. Just to paraphrase what I think you are explaining, once the seller accepts my offer I then make a trip to my friendly Title company to record the transaction and open escrow with a $100? Does that sound right?

 Hi Austin,

I'm also in the process of starting my marketing plan here in Jonesboro Ar. Honestly, I have the same concern regarding losing potential sellers if I don't answer the calls personally. Considering the fact that I'm not a full-time investor and have to still put in my 40 hours a week on a job (Just over Broke) the answering service is my only option. 

I plan on using a service that allows me to upload my own personal greeting and then forward me an email once someone leaves a message. In my opinion you have to choose one or the other to start and then evaluate the results over a period of time.

It's great to meet you! I have been gone from California for almost a year and man I really miss the great weather! Arkansas is beautifully green everywhere you look. From the trees to the shrubs and lawns everything here receives a heavy dose of rain on a steady basis. 

My wife grew-up here and warned me that we would experience all four seasons unlike California. But I didn't expect blistering heat, high humidity, icy cold winters and really hungry mosquitos. One major factor that compensates for the difference in climate would be the low cost of living and the low stress life style. That really makes it all worthwhile for me. 

I'm a little confused about you being in my area. Do you live in my area and invest in the Inland Empire?

Thanks for responding to my post so quickly! I think that its great to have someone in the same town with a common interest in Real Estate. To answer your question I arrived in Jonesboro during August of 2013. 

So far I have felt the blazing heat, high humidity, hungry mosquitos, countless thunderstorms, icy winter, and a few tornado sirens and I still want to live here!  :-) This is my wife's hometown and it was her mother that passed away last year. Surprisingly, she does not care for Jonesboro and perfers Little Rock or Memphis. 

What aspect of real estate are you focused on?
