Can anyone recommend any websites for quickly determining what homes rent for based on city, or zip codes? The few that I have tried want to capture your info for marketing purposes.

Need some advice on what is considered an appealing "Cash on Cash ROI" to a buy and hold investor. I'm working on what could be my first deal since joining BP and I don't want to blow it because of not understanding what type of ROI landlords desire. The Wholesale calculator lets you insert the "Cash on Cash ROI" number and I'm curious to know what everyone feels that number should be and what should it be based on?

Sadly, I'm still not off the ground yet! I did file my LLC paperwork today so I'm one more step closer to taking-off! The reason I was considering using a voicemail message instead of answering the calls myself is because I work full-time and it would be nightmare trying to juggle calls from work.

My promise still stands. I will share my results once I get started!

It has been my experience when selling a primary residence to expect the buyer to show their level of commitment with a reasonably large earnest money deposit like $1,000 or more. Anything less demonstrates to the seller a quick exit is possible. Now, keep in mind that I'm not suggesting that you pony-up that large of a deposit, but I'm also interested in learning what others have done and how they explain it to the seller.
