Does the Title Company open the Escrow account?

Hi All,

I need help with understanding the process once the seller accepts my wholesale offer and its time for me to put up a deposit? My understanding is that once the seller signs the offer I send the offer to my title company and they are responsible of opening an escrow account using my deposit. Am I on target here?
