Does anyone have experience with American Home Shield for their rental properties? Are they worth it?

I just took over a property and I'm getting maintenance caught up. One issue was a slow draining bathroom sink which I called my warranty service provider to snake at no cost. Because a tooth paste cap lodged in the drain is not a covered maintenance issue, they want to charge me $150 to take care of it. Should I bill the tenant for this? They have been in the home for over 3 years.

Hi,

Aside from using Dawgs, removing appliances, etc. Does putting in the listing that "house is occupied by sitter" or " house has alarm/cameras" help with deterrence? I feel that posting a vacancy can invite thieves as your advertising that your house is vacant. Thoughts?

Hi,

Im considering getting a service to cover plumbing and sewage as its relatively inexpensive. I wanted to know if its worth getting and if American Water Resources is a good option for Detroit.

Im in contract to purchase a rental property in Detroit and it has about $2300 in blight tickets that were never paid by the existing owner. Their title company claims the tickets follow the owner and not the property so they don't include it in the closing disclosure. Im not convinced so if anyone who has experience with this, please let me know. Thanks

Whats the most common method of rent payments made in Detroit? For example: Electronically, mailed checks, manual deposits, actual cash?

Hi,

I notice many rental contracts are month to month in Detroit and I'm wondering why? In Florida where I live and invest, almost every lease is an annual contract that renews year after year.

Again, happy to answer all of these questions but not publicly. 

A decent PM in Detroit today can, and often does, quickly go bad. 

For that reason I simply don’t put recommendations in writing on a permanent forum. Happy to give you my experience with three local PM’s in Detroit privately though if you want to message me.

Hi,

I'm a Florida investor that will be buying a few houses in Detroit. It will be difficult for me to manage the ones that are S* given the annual inspections will require met to be present. So I'm looking for a reliable property management company that's proactive, transparent and understands S* with experience working with the DHA. I've called a few but did not get a response, so those are out. Any suggestions? Thank you.
