Post: Guaranteed Contractor Pricing? Would you do it?

Hey guys so I recently talked to a company that pitched me the following but I'm not sure if everyone else thinks it's a good program?

They have a subscription where it's $35/month for the first home then $10 a home I manage after that with a max 10 homes (which is fine I'm only managing 2).

they are offering me:

1) They will be fielding and troubleshooting all of my maintenance calls 24/7

2) Guaranteeing $50/hour handyman w/ $50 minimum visit charge.

3) $85/hour for all other trades w/ $125 minimum visit charge.

They mention that if a bill ever comes in for over that rate they will pay me back directly, also that the pricing is not guaranteed for emergency after-hour calls. I think that makes sense so far.

I was actually referred to them before so I know the company has been around a while, but I'm not sure if this program seems worth it! Ideas?

I agree with @Nathan Gesner protect yourself first.

For a quick fix, you can get a handyman to board up the window while you wait for insurance or a replacement to prevent damage and safety issues.

@Jian G.

I actually know a few Management companies if you're looking to fully offload.

If you're looking for a maintenance company check out Latchel, they can find you a whole slew of vendors anytime you need them.

DM me if you want to know more!

Check out the book Profit First: Transform Your Business from a Cash-Eating Monster to a Money-Making Machine.

Pretty good insight on how, why and where to separate that cash!

Hey BP,

So in a bit of a situation, if anyone has advice, that would be great.

Tenant reports a leak under the sink, PM doesn't send someone out until 2 weeks later. (I wasn't aware of how long it took until I bi-passed PM company and spoke to tenant myself but I was told it was taken care of by the PM of course)

Now I have Servpro handing me a $1400 dollar bill to fix water damage and possible mold. Can this be a claim on the PM company now?

Use a service like Latchel to handle your maintenance. They will e-mail you the second a request comes in and you'll be able to manage the request from the dashboard directly with their company if you have any questions.

@Lance Carpenter

I know a company that handles maintenance issues including make readies a la carte and are very transparent and easy to follow up with. PM me, glad to help.

Well as a renter I had a landlord try to illegally take

First month

Last Month

Full months rent deposit

$1000 per pet (had 2 cats and a dog)

so they tried to get about 13-14 grand just to move in.

We all had great credit soooooo we literally laughed in his face before viewing the home and walked out.

For reference, I was in Seattle.

@Mustafa Mo I have a couple recommendations if you want to PM me.

@Sonja Regis
I agree with @Aaron McGinnis , contractors do not get better over time if they're starting out this poorly. I know of a service that helps manage the contractors for you so that if this happens they can go back and coordinate with other contractors immediately. Let me know if that seems useful.
