Indianapolis Property Management

We currently have 2 SFRs in Indianapolis that are under third party management. They have not been cash flowing well due to long vacancies (multiple months) and overly expensive make-readys. We have already done two make-readys ourselves (we live 3 hours away) at a tremendous savings. We are not happy with the current manager and want to explore options to change. Ultimately, a manager who is willing to work with owners that want to do some work themselves would be ideal. If there are managers out there who offer a-la-carte services (lease-ups, tenant screening, maintenance, etc.) it would be nice to know. We are close to taking the plunge and just self managing, but we want options. We are more than willing to pay well for good service, so we are not looking to cheap out. These are B-class properties in good locations. Thanks in advance for your insights and feedback!
