Just like Stephen Mentioned, you can look at lead gen sites that will give you a list of used contractors in those areas. Maybe even facebook posters, I see tons of plumbers and electricians posting all the time in work pages.

Alternatively, you can look to companies like Latchel that will actually do all the coordination for you. They work well for recurring work, emergency work, and just one off jobs. Might be worth checking out.

I actually know of a service that can help you out with this if you and they're pretty cheap for someone trying to self manage their portfolio.

Alternatively, you can always look to sources like thumbtack or home advisor to check around the area, but that might not always work out if they don't have contractors in the area.

Always get an extra quote for these kinds of things. It could be thousands of dollars in difference when dealing with contractors.

I actually know of a couple companies that can help you gather bids if you don't want to spend the time gathering them, PM me if you want! Always glad to help.

I think a rule of thumb is if it's going to be over 1000 dollars you should get 2 extra bids. If it's more than 500, 2 should be fine. Some contractors just get used to getting away with a high-cost job and sometimes homeowners or investors really don't know better. It's not really your fault with edge case jobs like that.

Do you know how much it would be to weld a fence? Me neither, but a couple of professionals sure can let me know, but I'd want 2 opinions at least! unless it was a guaranteed fix.

I know of a company that can get you bids for this kind of work so that you don't have to spend the time looking for them. If anyone wants more info you can PM me!

Just out of curiosity are you trying to self manage or are you going to a property manager?

@Shamus Wheeler I guess that depends on your goals. I know a lot of landlords you manage their own units but always found that maintenance was the most difficult part. If you want me to share some of their experiences you can PM me I'm happy to chat anytime.
