Good evening Jordan, you can go to a mortgage broker you have worked with in the past and they can give you a more accurate scope of the process. I know many people who have gone looking for a FHA loan and ended up with a conventional mortgage. This really all depends on your financial situation and how much you want to put down although since you mention FHA I assume someplace around 3.5%. If you currently don't know any mortgage brokers please feel free to PM me, and I can give you the names of some of the places that my company recommends.

Welcome to the BP community.  As you read through posts here you will learn pretty quickly what the best route for your particular goals will be.  I think Carter hit it over the head for you in that rental properties would be best.  Also, just because you are located in Wisconsin doesn't mean that you have to buy homes in Wisconsin.  I, along with many other people on BP invest out of state because the markets vary differently from state to state and town to town.  If you would like, PM me and I can give you some more information on specific place I have invested in and companies I have invested with.

Where have you read some of these articles and can you give me a link or two?  Like I stated before most of the stuff I read were from posts that are at least a year old and maybe these sites have revamped their advertising platform to help realtors more.

I live in Long Beach and during throughout the summer months I see people walking with all there beach chairs, coolers and boogie boards from the train station to the beach in the morning and back to the station in the afternoon.  On the weekend it is like a parade of beach goers every hour when the train comes in.  There are two hotels in town and they are not cheap to stay at so you may have a niche here if advertised properly.

I have seen seen properties advertised on the MLS for as little as $1,000 for a week and more during memorial day and labor day weekends.

There are plenty of two family homes available for sale and plenty more that can be converted so you and the family can stay here and relax and still make money in the process from renters occupying the second unit.

Another market you may want to consider is the North Fork of Long Island is another great place as the vineyards are open year round and in the later winter months they have Jazz on the Vine to drum up some business.  Me and my wife usually drive out there once a moth and spend the day and on occasion will also stay at a B&B or hotel.  Other than the vinyards that North Fork also has Tanger Outlets, an aquarium and tons of great restaurants.

Can any Realtors in the Bigger Pockets community share there experience with advertising on Zillow and Trulia or on Realtor.com?

I am a newer agent who has done only rentals since getting licensed.  I have the knowledge and know how and am looking to pick up new business and work with buyers and sellers.  I have read blogs (not BP) and saw a lot of negative stories as well as some positive experiences but nearly all of what I have read are posts that are more than a year old.

Would appreciate some feedback from any Real Estate agents on here to see what there experience has been.  Thank you.

Hi Kevin, 

I am a real estate salesperson on LI and having worked with dozens of renters in the beginning of my RE career I saw countless apartments all over the Nassau and western Suffolk. When you say your looking for a "cheaper house," does that mean you want an REO or short sale that you plan on fix up? Or a cheap property that is livable as is? Also what towns in Nassau County have you been looking at? Stony Brook will have plenty of people for apartments but there are plenty of towns in Nassau where students, young adults and even entire families are looking to rent in. A few other things you may want to think about are:

Are you looking for single family homes to rent or multi family units and is there a minimum number of bedrooms and/or bathrooms that you require in each unit.

Although I started my career working with renters, I have since moved on to RE investors.  If you are not currently working with a Realtor, I think I may be able to help you along in your process.  Please PM me to discuss your needs and wants further.

I see that your original posting is from quite some time ago so I do hope that you have found a good connection in terms of a RE agent to help you find deals.  

If not though I would enjoy the time to chat to see if I may be able to help you find fix and flip properties here on Long Island. I am studying the markets in different areas of the island and am checking for REO's everyday to see what and where the best deals are so you can say I'm hungry to break in to this area of RE. I am an agent who has mostly worked with renters find homes to live in but have lately become fascinated with the other end of the spectrum which brought me to BP so I am eager to hit the ground running with some new clients.
