@Gustavo Munoz Castro, thanks for the response. The rep i spoke with said we only needed one line and it gets whitelisted whereas readymode offers more numbers. Also glad to hear  from someone about there data add-on's.

Who is everyone using for your cold callers and why?

I am currently torn between Readymode and Mojo... Thoughts?

The price is right about the same when I factor in the additional numbers Readymode uses vs the one line Mojo says I need since they get your number whitelisted.

They both dial multiple numbers at once (possibly more than 3 as to what Readymode says) but I like the add ons and unlimited skiptracing Mojo offers for $49/mo

@David RamirezI did set expectations and let him know our entire process. He played dumb, telling me he told me from the get go that the initial inspection was all we were getting.
I would have never taken the deal if that were the case!
Were you able to close on that contract without being able to get back into the property?

Couldn't agree more JD. Thanks.  He is nervous he may scare the tenants which to an extent I understand, but all his tenants are paying far less than market rent as it is. He may be better off scaring tenants away!

Looking for advice!

Wholesaler out of Kentucky.  I've got 4 properties under contract with the same seller.  I explained to the seller what we do and how our company does business.  I sent my runner over to take pictures of all 4 properties and have interested buyers.  Two properties we've got assignment contracts signed but the seller wont let us get back in to show our investor.  He "doesn't want to scare off his tenants if the deal falls through." 

Side note - he'd be better off if his tenants were scared off since they are paying far below market rent!

This seller has many more properties to sell off in time and would like to keep the relationship going but once I tell perspective investors that they cannot access the properties they lose interest.  Clearly do not want to drop the listings but not sure how to handle this.

Hey Aron, fellow New Yorker here who has had a ton of success outside of NY in Kentucky.  Hard to find good deals up here and lets not even get into the issues of tenants who default. Would be great to connect.

Looking for creative ways or advice on how to go about marketing this property in Carlisle, Kentucky.

It was built originally as a hospital, than was a school and a senior care center. Each room has its own thermostat and there is plenty of parking and land around the building.

Possibilities include medical offices, storage facilities, convert the building into apartments, etc etc etc.

The possibilities really are endless.  I posted the listing here but it keeps coming down and the FB market place in local investment groups.

Any ideas to get creative to get sell this building would be great.

Are there any companies out there who I may be able to reach out to such as national brands like Public Storage or Senior Care centers who would buy it?
