Hi BP Currently negotiating to purchase a multi family property in Zion, IL. The numbers work out as a rental investment property. We believe the area is an up & coming area with potential with jobs moving into the area (Amazon, Foxconn, Abbott Pharmaceuticals etc.) I use this website called Niche to get an idea on the area by zip codes. What does the BP community think of this area? Jon

Hi Peter,

@Peter Pezzano I have gotten about a 5% response from people.  I'm targeting certain areas of Quincy that I am interested in.  I have had one real serious caller.  I'm currently still negotiating with him.  Do you have any experience with DM?

Thanks @Jeff Filali! Great advice, 1 deal makes it worth it but the key is to keep the momentum going.  And expanding is a challenge but can be done.  there are ways that i have read about expanding and scaling the business.  Others have done it and so can i.  Thank you for the advice!  i'll keep you posted on how i make out!

Thanks Jeff and Dave, good to know.  At the  very least, it will get my name out there if people are interested in selling off market.. 

Thanks for the encouragement Dave, the plan is to send 20-50 per week and just after the holidays people may be motivated to sell.  It's worth a try.

I just sent out my first three wholesaling letters.  if i get a call from any of the 3 property owners, i plan to just talk to them and tell them that i plan on buying in the Quincy, MA area.  I plan on mailing an average of 3 per day or 21 per week.   I have some funds that i could tap into if i am going to Buy and hold (conventional financing) otherwise i know some contractors that may be interested if i was going to wholesale.  This is my first time ever wholesaling and i'm new to this part of Real Estate, is there anything that i should stay away from saying?  Any good pointers?  Excited to see what opportunities there are in my area.

Hi Adam, welcome to BP! House hacking is a great way to start into the real estate market. The options from there are endless and you have a lot going for you! I've been looking at wholesaling to build up some fast capital and using that capital in purchasing more rental units and building up a portfolio like that.
