@Rene Hosman There are tenants in place.  If vacancies come up, we work with leasing agents to keep the property occupied.

Industrial buy & hold investment.

Purchase price: $4,900,000
Cash invested: $1,900,000

2012 Build, 39,060sf Multi Tenant Industrial asset in a great market with tremendous expansion.

What made you interested in investing in this type of deal?

Great market, great asset.

How did you find this deal and how did you negotiate it?

On the MLS, worked directly with the broker.

How did you finance this deal?

Local bank.

How did you add value to the deal?

We will add value by putting processes in place.

Thanks Andrew! We are spreading the net wide, as well as going deep into the markets that we have presence.  We look for cash flow and growing markets.  Love these assets, the tenants, these returns, working with the investors and giving back to the communities.

Hello, I've been watching the multi tenant industrial market for a few years now, picked up a few.  We seem to get higher returns, have higher occupancy, asset seems more resilient and overall a better investment than multifamily.

Does anyone else have any experiences?

Does anyone have any thoughts about this asset type?

For Commercial RE, we use Crexi, Loopnet and Brokers that control the markets.  We also work with specific agents that specialize in off market
