I have some cash, a shitload of drive, 6 years of construction management experience with a top GC, a year of sales experience with a top Equipment Rental Company, a RE license in MA, a few residential deals under my belt and common sense. Hi Everybody,

Looking at a property in Little Falls, NY.  Does anyone have experience with property rentals in this area?  

My research has turned up a rural area with a decent rental market where 68% own and 32% rent.  Schools in the area are all right, not the best but good enough.

Is the rental market strong in this area? Is there a lot of construction?  Is there an influx of jobs?

Hi BP! I stumbled upon a Marina listing close by. Wanted to see what the BP community initial thought on a marina is? My initial thought is that you are buying a business. You are buying a business with yaught club services, bait and fishing, fuel, etc. There are also a lot of hidden surveys that must be completed to get an idea what you are buying (under the water). You are also very susceptible to damage during storms. I guess just like anything else, know what you’re buying. Could be a fun investment! Appreciate any thoughts! 180 Slips Fuel Docks Yacht Club Showers By improving facilities I’d imagine slip rentals can be increased. Lots of opportunity to increase rents! Thanks Jon

Hi Ugur,

Congrats on buying your first MF! House Hacking is a great way to live (when you don't get squatters!)! The state of MA protects Tenants for just about everything which I'm sure you know!  Check out the Mass.gov link below that goes through a lot about being a landlord.

Do you have a contract with the mover?  Does it say that they won't take certain items or are there reasons that they wouldn't have taken everything?  

I'd definitely make sure that any future tenants get a full background check that you review before letting them move in to the unit.
