 $50 is cheap! I usually see 5K to 6K BTU for about $120.

Back when I did my first deals, a long time ago, some mortgages were non-qualifying assumables.   They did not have a due on sale clause if the new buyer took over the mortgage.  These days, almost all mortgages have the due on sale clause you are referring to.   My understanding is that they are rarely enforced.    Assuming a mortgage now is sometime referred to as Subject To, or Subject 2, or Sub 2.  I don't do them or recommend them, but some on the BP do.

Welcome to BP, Sunil.  How much does your CA property rent for?  How much could you sell it for?  What do you owe on it?  These and a few other questions should help evaluate what to do with it.

I don't use cap rate on SFRs, but I bought one for 17k that needed little work and eventually rented it for $900 per month.
