Hi Cynthia, do you mind giving an example of a class A SFR with a gross rental yield of 15-18%? I'm not sure what you mean by gross rental yield. Total rent revenue per year vs purchase price? Example numbers and property? Thanks.

Funny thing happened out of this thread.  After it had been up for about three days I started getting emails, texts, and calls from aerial photography guys.   Some had real simple messages wanting my business. Others sent sample videos and websites. The quality was all over the place. I'm planning to follow up with some of the better ones soon.

Just because it's hard or private money doesn't necessarily mean it is fast    It can be, but if you are working with a lender for the first time try to temper your expectations.   Also if you have a good working relationship with a bank, especially a local bank, deals can get funded  relatively quickly.

I once talked to a hard money lender I met here at BP, who has a very good reputation. The rates/points he quoted for a deal I was looking at were high in my opinion. I asked him about that. He said, "we (HML) are the lender of last resort," suggesting I get bank or private money if I could. I got a bank loan.

You probably should too, if you can.

Land in the way of growth or redevelopment.  Regular appreciation rules go out the window. If a big user or developer needs what you have, you can see decades worth of "normal" appreciation happen over night. 

 You could say it's somewhat speculative, but if you watch the macro-trends and the micro-trends, and follow land investing "rules" like buying on the interstate or hard corners in high growth areas, you give yourself a real advantage.

Reminds me what I heard at least one time, about real estate agents basically being licensed to practice law in the area of real estate transactions.  Kind of like specialized lawyers.
