How did you find your first investment property?
Just read chapter five of the UGB about finding a property. I would like to hear from investors how you found your first property. Did you search yourself, use marketing, or just hire an agent to search for you? I will be looking for a 2-4 unit rental property. The first one I looked at I found online but I was wondering if there was a better way...

You always want to do the research yourself a not allow a realtor to pick them for you. Most newbies find the first properties on the MLS. After they get established and start networking they ay receive deals from a number of places. I started on the MLS and have now gotten deals from friends, Realtors (they know I close on deals), and even the lady at the thrift store. The best deals come from people that you have a relationship with.
