You started in June and finished before Labor Day - Congratulations!

What was the most surprising thing you learned about the process? And what was the most surprising thing you learned about real estate transactions?

I'd be OK with these prices if you like the quality, speed, and follow up of your usual contractors.  There's a lot to be said for dependability and for you not have to micro manage.

it's common to have second thoughts.  Think about the reasons you wanted to sell in the first place. Are they still valid?

You can try to negotiate with the buyer. Perhaps they'd take a reasonable settlement to cancel the contract.

Mike, your working on the relationships is a point not to be missed. Lenders are like customers and should be nurtured as well as paid back according to terms.  Good job.

Are you also borrowing from banks? They also can have high lending limits and usually have interest rates that are lower than private money.

"Home Depot is starting to dump the stock they have so we often see a couple at the pro desk area LG or GE 8-10K BTU for $129-139"

Sounds like a good time to pick up a spare or two.
