Hi guys,

I am trying to learn RE investing basics, and came across BP. I have been going through posts and listening to podcasts. Just ordered Brandon's book . lots of material to absorb. 

I moved a few years ago from CA, and rented that property out. Not great cash flow but it has appreciated significantly, I plan to use that to get into buying some rental units in local market. 

To access that equity should I sell that property or cash out refi ?

Any help would be appreciated.
