Desiree' I agree, a self directed IRA is a good place for notes. Rentals, not as much.

"If things are so awful for the lower income person who lives in LA, SF, or NYC who has to pay 50%+ of their income toward rent, why not move to somewhere like Phoenix, Houston, Atlanta, or Dallas which all have strong economies, and you can still rent a place for $700 a month? Based on the growth of these cities, that is exactly what is happening."

For the bottom quarter of Americans are that are living paycheck to paycheck or on government assistance, this isn't an option   Or at least they don't see it as an option.  Yes, there is migration to fast growing cities, but the vast majority stay where they are.

In areas of fast growing rents, the poor are forced out, but they typically stay in the same metro, just to a relatively cheaper area.

A visit to the city bldg dept. or Planning and Zoning should be worthwhile, too.

Have you listed the rental on MLS?

Or at least on Postlets which propagates your ad to several real estate websites and Craigslist.  Sign in the yard?

Welcome to BP, Kate.  Cash flow is harder than ever in Austin. I like buy and hold there, though, because of appreciation and rent growth, fueled by population and job growth.  A related approach with better cash flow could be to target towns within 30-45 minutes from Austin.
