Hi! 

I'm studying up on buy-and-hold strategies because I love the long game toward financial independence. However, I have concerns about entering the red-hot real estate market in Austin-- where real estate prices have been soaring and out-of-state investors abound with all cash offers. 

I would love to hear any success...or not-so-successful...stories from any ATX or regular ol' TX folks. I'd like to go into this with my eyes open (and my loins girded).
