Sounds like hard money lending which isn't quite risk free

Sounds like you have close to $2k per month in free cash flow.  Knock out that 14-15% debt in 5-6 months and then start banking down payment money.  Guaranteed return of 14-15% over the short term. Hard to find that anywhere else.

Google was up $50 and Amazon was up $35 on Friday. I don't think we can look at the stock market as a bearish indicator for Bay Area real estate. The tech market is still on fire, albeit with volatility.
