All of our deals are off-market deals @Jason Turgeon.

This particular property was highly distressed and the homeowner was super motivated.

Hi @Nicolas Beaujean. Feel free to pm us and we'd love to share our thoughts. This is in Dudley and no it didn't have any deed restrictions.

Thanks @Michelle Addison. The $20k went to permitting/zoning attorney fees, architect fees and other miscellaneous soft costs.

Our zoning attorney came well recommended from other developers. Another tip is to look into the local zoning/boarding minutes or eve of the Google "CITY Zoning Approved" and see which attorney is more active (successfully) in your area

Investment Info:

Small multi-family (2-4 units) fix & flip investment in Revere.

Purchase price: $350,000
Cash invested: $80,000
Sale price: $550,000

Multi-family fix & flip. We bought this as a buy & Hold until we realized that 2-family properties aren't great to manage. We acquired this 2-family building and inherited an amazing 2nd floor tenant. We renovated the entire 1st floor by changing the floorplan from a 2bed/1bath to a 3bed /1 bath. Sold it after 5 months for a nice profit.

Investment Info:

Single-family residence fix & flip investment in Medfield.

Purchase price: $200,000
Cash invested: $80,000
Sale price: $565,000

Another typical fix & flip. However the acquisition part included a short-sale as well. This was an off-market lead that turned to a short sale. We spent about $80,000 and it took longer than our usual time to complete.
