Depending on exact location and price, I may have a client interested in buying from you as is with a reasonable wholesaler's markup. They prefer to invest near the track.

You're right, Robert. The $30 is the annual fee for the REIA and basically goes to cover refreshments at the monthly meetings and the holiday party in December.

Moe and Cathy Mathews are the organizers and are extremely generous with their knowledge. I'm at a "competing" brokerage but the environment Moe & Cathy create is one of the "rising tide lifts all ships" mentality. The meetings are always full of like-minded investors of all experience levels and it's a very comfortable place to make new contacts no matter how much experience you have.

I would caution against trying to "wholesale" foreclosures off the MLS. For one, right now, they're already high priced due to current competition levels so getting a buyer once you've marked it up would be tough. Secondly, as an investor-focused agent, I would avoid sharing any deals from a wholesaler that is inflating the market that way for a "quick" deal. The wholesaler's markup (good wholesalers anyway) is earned by the work they do finding the deals and marketing them to buyers/agents with buyers.

Hi @James Sheppard. Congrats on your license! It's a great time to get started building a business in Richmond. Very hot market right now. I started my business working with investors and many of them came from right here on BP and many of those have become great clients and good friends. 

I would caution you against trying to do a traditional wholesale technique as a licensee. There is a lot of liability you assume as a "more-informed-party". Direct mail is a good way to find sellers for listings or pocket deals however. If you're interested in grabbing coffee or lunch sometime I'd be happy to meet you and we can talk shop.

Carpenter bees, agree. It would be rare to have termites that high and not have issues throughout the rest of the house that were readily visible. You may be able to verify this by small sprinkling of sawdust on the ground near damage or caught up near the damage in spiderwebs. It looks just like it came off a saw. If you don't see fresh sawdust nearby you may be able to just patch the holes and move on. Most pest control companies can check it out for you too so if you're getting a termite inspection anyway (recommended) then you ask them to put an eye on those holes.
