I'm not very familiar with how it stacks up versus last year's program but according to my loan officer it is similar. The issue is the funding. With the market starting to really take off, we're not sure how long the fund will last.

Just wanted to let everyone know, if you live in Virginia there is a tremendous new loan product for first time buyers (for a primary residence). It's a 3% down conventional loan with no mortgage insurance. For a limited time (while the VHDA has sufficient allocated funds remaining for the program) the 3% can be "gifted" by the VHDA to the buyer similar to their traditional grant programs.

If you're thinking about picking up a single family to live in and the rent out down the road (it is required that this loan be for a primary residence) give me a shout or PM and I can connect you with a great lender who can go through the program details with you. I know there are credit thresholds and income caps that will need to be met.

We just got a house under contract for a buyer using this program in Richmond and since the seller is paying closing costs, his out of pocket expenses came down to just the EMD, the appraisal, and the home inspection. All this and a lower monthly payment than a traditional FHA loan. Pretty awesome deal!

It depends on a couple of things:

1) What do you mean by how's it looking/uptick? - I've done a ton of business in that area (Swansboro, Woodland Heights, Westover Hills, Centre Heights) and the price points have ranged from $40k to over $300k. It is going to be very specific to your criteria and the exact address.

2) What are your return criteria? - Woodland Heights and Westover Hills in particular are great for rising home prices and if you're looking to sell in those neighborhoods it's a quick, easy process. But that runs pretty counter to achieving a good rent/price ratio. The lower price point areas like Swansboro and Centre Heights tend to make for much better investing spaces due to the %1+ rent/price ratios.

Have you spoken with a property manager for comps?  Depending on floorplan and exactly which school district you're in (Deep Run may be doable, Godwin or GA High probably not) my gut says $1150 is too high for a 2 bed. I think that's the biggest drawback. At $1150 it would be rented already if it were a 3 bed even if the square footage stayed the same anywhere in the west end/GA.
