@Russell Holmes I won't mention names privately or publicly but both are out of Massachusetts. Those agents who are trying to "get rich quick" through the pyramid scheme are sullying the reputations of eXp agents who just want to be agents. It's going to be a challenge for eXp Realty to stop that type of trafficking though. That horse is already out of the barn. Food for thought...

@Russell Brazil Jeff is my younger brother. I got him started in the business many years ago... He's selling WAY MORE real estate than me these days.

I always thought Keller Williams Realty recruiting tactics were cringeworthy and my opinion hasn't changed but, somehow, eXp Realty recruiting tactics are exponentially worse. A Realtor in my office was recently hit on at one of his open houses, I was just hit on via a LinkedIn private message. The recruiting is neither nuanced nor special but it is bullheaded and it is clumsy. Let's be honest, eXp Realty is just another terrible pyramid scheme. Do these agents specialize in selling real estate or recruiting agents? I've already had enough but I fear it's only going to get worse... Thoughts?

@Daniel Ashman Why invest with thoughts of getting rich? How about investing with thoughts of improving your community while trying to make a nice living? Buy what you know and where you know. Most people don't get rich investing in real estate.

I feel the same way as @Charlie MacPherson. I had some eXp agent come into an open house one of my new agents was hosting. I was there for support, it was one of his first open houses. I'm sure he wasn't expecting me to be there. The guy obviously had no interest in looking at the property. He came in to recruit my agent. I've been doing this a long time so I instantly recognized his ruse. I called him on it. He denied it. The slime was oozing from all his orifices. I have a similar pyramid scheme set up within my brokerage's commission schedule but it's not so pronounced. I want my Realtors to primarily sell real estate, not primarily recruit other licensees.

The level of service you will most likely get using "flat fee" services will be best described as "half-assed", you probably already know that, and the lackadaisical approach may lead your property to have negative exposure instead of the positive exposure it needs. I laugh when I see "entry only" listings. Mistakes everywhere. Omitted information. Terrible photos. I'm sure, on the other hand, there will be plenty of people here who sing their praises.

Your agent sees the value of the property through the lens of the market. You see the value of the property through the lens of numbers. Different lenses. Your agent isn't wrong. Neither are you. You're not dragging your agent around. You're not making lowball offers. Help focus those two lenses with your agent and you'll both see a beautiful view...

@Dan Weber I don't think any suggestions I've read have been bad suggestions... Stay away from Bank of America and Citizens Bank.
