@Marielle Walter Yes. The neighborhoods of Boston include Allston, Brighton, Dorchester, East Boston, Hyde Park, Jamaica Plain, Mattapan, Roslindale, Roxbury, South Boston and West Roxbury. There are neighborhoods within neighborhoods... I know some micro-units are being built now but there aren't many to buy and, on a per square foot basis, they're extremely expensive.

There may be a variety of residential units, ranging from studios to three bedroom units. This assemblage of two lots equals 0.75 acres of raw land; it's located in the Grove Hall Neighborhood Subdistrict (NS) of the Roxbury Neighborhood District which is some of the most favorable zoning for developers within the City of Boston. The development may need to go through Boston Design & Planning Agency (BPDA) Large Project Review. The seller and listing broker have met with the BPDA on several occasions. The seller may wait for approvals. THE $4,329,000 LIST PRICE IS USED AS A PLACEHOLDER ONLY.

@Peter C. Municipalities usually tax units on gross square footage, including unfinished basement space, but I would assume that unfinished space is taxed at a lower rate.

@Marielle Walter I see where you’re going with this. The City of Boston has a rule wherein no more than four unrelated people can live in a unit... It has also put a big damper on Airbnb.

I've been selling real estate for a long time but I've never thought about this issue before... Can a business entity legally lease and sell its own real estate holdings? Think about it for a minute... Individual homeowners can legally lease and sell their own properties, that makes sense, right? Let's say an owner of a business entity wants to lease or sell its business entity's own real estate. Let's say an owner of a business entity tasks an employee with leasing or selling the business entity's own real estate. Aren't those individuals acting as unlicensed real estate agents on behalf of the business entity? Aren't they, in effect, violating real estate licensing laws? I'm sure there's settled case law on this but I'm just not aware of any. Thoughts?
