Hello Everyone, so I have posted on here about this before, but no one really responded or helped. So as a wholesaler I have found that the deals that I have lost because of low offers I have found that if I knew more about creative financing I could have won those deals. Anyone in the Vancouver, WA area that can help me or anyone else. Any good books on it to learn, podcasts, videos?

The best way to find cash buyers is to do the opposite when it comes to we buy houses. Put up signs that say handyman special 3beds/2bath etc. don't wanna miss this deal. Something along those lines. Then the investors call your number and let them know that you already sold it, but ask them if you can put them on your buyers list once you make sure they are serious cash buyers. That's how I built my list. Also go to REI meetings.

yeah there shouldn't a be a problem. I know I am one man and that's just my opinion, but it works for me and none of my clients get angry about it. Also I never give it to the seller. I give it to the title company, so the seller never will physically hold that EMD.

Every deal I have done I have also done it for $10-100. Once the seller recognizes whether the deals goes through or not, you get it back. I let them know it comes back to me and they understand then that there's no reason for it to be high, but if you do go after let's say $500k-million dollar homes then they would want to see proof that you are serious.

Hello everyone, My name is Jonathan. I am a new investor and have started my journey through wholesaling. I have a deal under my belt. These last few weeks I have met with 6 potential clients and the problem was that the ARV equation for wholesaling was insulting to them and so I had to walk. I have seen people do creative financing, but being a newbie I have no idea how to do that. Is there anyone out there who would like to meet up and mentor me and my wife in that area? It would be a big help especially talking to my investors and they even tell me I could have turned those 6 clients into deals if I knew how to use creative financing.

Shella Sanders I to am a clever student and I have made deals, but what you said about David telling you about speaking with Cody stuck out to me. I to talked with David and he told me the same thing. I never have talked to Cody Sperber yet, but I am going to his clever summit in Scottsdale AZ. I got free tickets so I thought why not. I guess I'll talk to him there, but thanks for sharing because I thought I was the only one who felt this way.

I'm a wholesaler from Vancouver WA. Closed my first ever deal in 2 weeks of sending out mailers. I've heard virtual wholesaling works really well and with my wife about to be on break for two months because she is a teacher, I thought it would be the perfect opportunity to look into that. Anyone have any ideas of how to virtually wholesale step by step? And also which markets are hot right now for wholesaling. Thanks
