Ryland Taniguchi I'm more worried that the seller will be upset if he sees that. I've had sellers back out before because of my spread. They want 250k for the house and it's valued at 372k and it sits on one acre with a home and a manufactured home. So I'm thinking if I can even talk him down a bit more I can easily still get a bigger spread.

Great responses, but does anyone know of anyone in Vancouver Washington who can double close? I'm looking at a 20k spread and I want to do a double close on it.

Hey everyone. I'm about to close a deal and assign it to a buyer. The spread is very large and I heard in Washington state it's illegal to double close. Is that true? Please write me back because this deal needs to close by the end of the week. Thanks

JR T. You're right about that. My friends did get lucky. And also because they never had it written down. Not an excuse, but like I said I don't know how it works in California.

Truth is I don't know California law when it comes to that. But she does have on record you saying you did have it under contract when you didn't. You should have been honest with her. She's an attorney so she has an advantage, but you shouldn't worry about any kind of charges. I would call her and talk it out. But like I said I have had friends who have done this and nothing ever happened to them and they still have their licenses.

You should be fine as long as you didn't have anything written with this person that you had it under contract. I know of people in this situation and nothing happened to them. They could be pissed and using it as a scare tactic.

If you plan to assign it then you will need an assignment contract after as well.
