Hello BP

Have any of you guys have experience with Roofstock buying with tenants in placed? I have looked at house between 50-80k some have tenants placed. They provided the tenants ledger which gives me proof of their rent history. Have you guys have good or bad experience with them. I heard from others that their ledgers might be fake.

@Anthony Hom I recently closed on a property with Roofstock in Memphis, TN for $70k and the tenant ledger was up to date. I requested the most updated ledger from Roofstock transaction coordinator and all the payments were made on time. The seller was also an investor like me and wanted to get into multi family units so he was selling the property.

I also reached out to the Property Management company to get some background of the tenant's payment history, their screening process and any repairs done on the property in the last 1 year. The inspection report is very detailed and updated. But you can always request your own inspection report. If the Inspection report is more than 4 months old, Roofstock will pay for the inspection and you can even back out of the offer if you don't like what you see.

As a recent buyer at Roofstock, I have been impressed with the ease at which investors are able to do business on it. Let me know if you have any other questions I can answer.

Also, I closed on a turnkey property in Cleveland, OH with Martel Turnkey last month and they have listings in the budget that you are looking for. Let me know if you want to discuss that, I can send out an email intro or something.
