OK So I just learned something new about the lead in Marion, Ohio, It is actually a land contract. First of all, What is that? Anybody familiar with that? and most importantly Can I wholesale that? Apparently there is someone in the property and he has 8 years to go in the contract. This all sounding to me like a note when I run it though Floridian. Any advice? Can he sell this? and again and most importantly, Can I wholesale this?

The one in Marion is a mobile home and will be best suited for a rental. The one in Savannah, GA is actually in Hinesville, GA and is for rent right now but it will make either a great flip or a buy and hold. It's turn key if it is used as a rental.

Hello, I live in Tampa, Florida and I am a lunch break warrior. I Unfortunately still have a day job :( and I do my best to do what I need to do regarding my wholesale business during my lunch break (also after and before work). In my marketing I was able to land 3 leads, one in town. and two way out of town.  One is in Marion, Ohio and the other just outside of Savannah, GA. Now, I don't feel like taking a field trip to any of theses location any time soon with the purpose of wholesaling. I mean I AM in Florida and winter is about to set in but how should I handle this? Any suggestions? I feel like I am about to get a crash course on virtual wholesaling.
