Welcome to the area @David Algava!!! I am From Providence, RI and Its the same story there. When I left in 2003, a nice crack house in the hood would cost you 500k easy. That may not be the same story now but it is true that as an investor your money will go so much further here in the Sunshine State. I just sold a house (4/2) wood frame home in Saint Pertersburg for 17k. These deals are everywhere here. Also, I know I might be challenging moving to a different area. Hello @Jamey Newman, I am in Tampa and I can say floods are a big issue during the rainy season (November Though October) especially if you are close to the coast. Florida is flat so if water gathers up it doesn't have anywhere to go. As for sinkholes, they are also a big issue. A sinkhole almost swallowed my one of my favorite record stores off of Central Ave. in Saint Petersburg a few years back. I am also an insurance agent by trade and we have what we call a "Bermuda Triangle" if you will, for sinkholes it is located in the Valrico/Dover area. What I will say, unlike the rest of Florida, the Tampa Area has been spared for hurricanes for the while. The reason is that if they come thru land they loose steam by the time they get to us, and if they come through the Gulf they will have to make a weird turn which most hurricanes don't make. Now about rental performance, I would say that most of the perform fairly well, between 15%-20% Cap. At least that's what I aim for when I wholesale a property to a Buy/Hold investor. As for as deal flow, I would say that as long as you partner up with the right people who can bring you deals, your pipeline of deals should never run dry. There are plenty of distressed sellers and distressed properties to go around. Anyways hope this helped. PM me if you need any additional assistance.

 Hey Lennie, Its actually about 3 hours away from there. It is Lumpkin, GA not Lumpkin County.

 From what I am hearing, it sounds like IT IS on the lam from the cops. I couldn't even find it on zillow, or google maps. Well correction I can find it on google maps but it puts me in the middle of nowhere on a long strip of NOTHING. lol. I don't know if this would be a good candidate for a vacation rental since is not really a destination. But the guy only wants 110k for a nice looking log cabin and 10 acres so that's not bad (Thinking in Floridian) but if I do get it, what would be my strategy? Does anyone have any ideas? Are there even any investors in Lumpkin, GA or any surrounding areas? Please advise. I would hate to let it go if there is a possible way to make a deal. And just for surety that I hit some keywords for anyone in LUMPKIN, Lumpkin, GA, Georgia, Stewart County. It is south of Columbus,GA Macon, GA and Montgomery, GA. Any one is those area please advise.

I am a wholesaler from Tampa Florida. In my marketing I came across a Log cabin located in Lumpkin, GA. Apparently this property is on 10 acres, 7 of which are wooded and good for hunting. There is also a little efficiency and a shop in the property which need work. The owner is willing to sell it furnished, including some arcade games and even a hot tub. Would this be something I could sell? Is there such a market for this type of property in this area? Me and the wife Go to Northern Georgia, North Carolina or Tennessee every year and rent a cabin through Airbnb, but these are the mountains. This cabin is in the plains. Can some one please advise me on this one?

@Kimberly Watson commercial land can be worth different amounts depending on the buyer. You have landed on a gold mine you just have to find the right buyer. I recommend you get with a commecial real estate broker. Eric Odum he is a good person to know if you run into anything else like this.

All great advise. I will take all this into consideration. So what I am hearing is Unlisted Deals, Professionalism, and Know your Craft... Got it. 

Now I see a divided room, some people like to get all deals I get and some like getting just the ones they buy. So I guess it all depends on the person. Like the saying says "One persons trash is another persons treasures". I get deals all the time which may look like junk to some investors and gold for others so that's though to figure out so that's where I have to get better at getting to know my buyers. Thanks for all the advise. Any other advise.
