No, the the Zestimate. But actual comps. And I comp only with the recently sold even though I also look at the competition but I don't base my price upon that. I'm just wondering if I should spring for a paid service or pay someone with MLS access.

How accurate are they? Would any one recommend them? or should I stick with my paid comps or MLS comps?

I'm looking to buy a finished project. I am in the process of trying to knock some things off of my credit so I can obtain some conventional financing and start searching for a home. I am still in Tampa, Florida in the process of learning about wholesaling so I don't have to depend on a job when I get to GA. We figured we get in contact with a rehabber because you may have in inventory what we are looking for. We need at least 5 beds 2 baths or 4/2 with a basement. (I HAVE 3 kids and I need a home office). 2 car garage, 2 story (also wife wants a balcony coming off of the bedroom), and at a fairly decent lot SIZE. Preferably a colonial style home in a good school district. Based upon these criterias and today's market what is your professional opinion? And What ball park price am I looking at?

I am looking to move to the Athens, GA area. I'm looking for a primary residence. I figured that I would reach to a Rehabber in the area who can rehab a house to meet our expectations.

I am about 5 minutes from Brandon, I live in Riverview. (Another Suburb of Tampa, next to Brandon) Brandon in general IS a good area. The houses are older (1960's and 1980's) not a lot of construction in that area so you are not really competing with the local builders, most of the new construction is over by where I live. It is considered a Middle Class neighborhood with LOTS of shopping and places to eat. There is even a mall, the Brandon Mall which is HUGE and its always full. I actually put up some signs there yesterday. So as you can see it is well a established area. I would say if the numbers work it would be a good area for either buy/hold as well as fix/flip.
