15% cap in Tampa is definitely possible. In fact it can be even higher when dealing with MF.

If you are new to wholesaling and are eager to learn don't give your money to some Guru. I am looking to build an acquisition team in Hillsborough and Pinellas. Sweat equity is that best way to learn.

@Chai Jonn I think you need to first define your WHY. Why are you doing this? Then you need to reverse engineer and come up with a plan to execute your goals. You got to be able to look from where you are now to where you want to be. Also, go big or go home, why not 10 units in 5 years or one year. Don't limit yourself man!

Love to see when young people start this journey early.  @Dave Antonacci Make sure you educate yourself. Attend the local REIA meetings, listen to the podcasts and keep an eye on the forums. Good Luck and Happy Investing
