 I agree with Rob. You are very intelligent and that is causing you to over complicate this whole investing thing. I think instead of trying to get all these titles and degrees you should focus on changing your mindset. You are looking at all this though the eyes of an employee, in that world titles and degrees are king. I have degrees myself and I wish I would have learned about investing and business first. I owe student loans for degrees that I barely used. I knew I was an entrepreneur but I didn't listen to my inner voice and learned more in trenches of business that in all my years of former education combined. I would start by reading the most basic book everyone should read in interested in investing: "Rich Dad Poor Dad", followed by "Why A Students Work for C Students: And B Students Work for the Government". Those two books will teach you more than any degrees ever will. I guarantee you would look at the world in different eyes. After those I would start digging into some investing specific books, podcast, groups. Good Luck

That is a great area for rentals. you may also want to consider The Sand Key area. There are mostly high-rise buildings with great gulf views which make for awesome Airbnb rentals. Watch-out for the condo fees though. But on the flip side I have seen people even renting parking spots. Imagine that, Cash flowing parking spots as new way to invest.

Great to hear you ambitious plans. As far as learning about commercial  and multifamily properties I would listen to the Invest Florida Podcast with @Eric Odum and @Kevin BookerThey are great!

OK, so I am a residential wholesaler. Lately I have been getting curious about commercial wholesaling and It has my attention. I have always heard, "Do what others are not willing to do".  Well living in Tampa Bay, the Mecca of wholesaling, you can throw a rock in any direction and hit a residential wholesaler so I guess this is my way to stand out. However, I need help, anyone doing commercial wholesaling for living in the Tampa Bay Area? I would preferably like to talk to someone who mad the transition from residential into commercial. I want to know the good, the bad and the ugly. What's the difference? How did you make the transition? How is the deal flow? How is the cash flow? How do I get started?   I'm not saying I want to make the change but i want to get a feel for it. Thank you in advance.
