Hello all,

I am closing on a property in NC tomorrow, and it is for a family member who is going to purchase the house from me in a few years, and is renting it until then. Since they are family I knew I would not make a lot of money on this deal, so have been trying to keep expenses to the minimum. When asked if I wanted to do a survey I was originally leaning towards no, as I did not want to shell out more money on the property, but I'm glad the BP forums steered me otherwise. After having the survey done it was discovered that the septic system was not on the property, and the sellers had to spend around $4,000 to correct the problem. So grateful for the community steering me in the correct direction!!

Hello @Tiffany Marsh,

I would highly recommend using the rental property calculator on BP to help you evaluate if the price is right for a property. Personally, I like knowing the last time the roof was replaced, the water heater was replaced, etc. The major expense items that you know will need to be replaced eventually. Granted, I am fairly new to this as well, so still have a lot to learn. I also don't think it hurts to ask the owner why they are selling. Best of luck!!
