Post: making a duplex, into a big house?

Hi BP, 
just a random question for future investment ideas and options.
say i purchase a duplex in a neighborhood for 120K together. the neighborhood is mixed with single family homes and duplexes. would it be better to combine the 2 units into 1? making it a single family home. or keep it as a duplex and sell it?
this is if i wanted to sell it for sure and not rent.
just wanted to know if you can make more money selling single family homes or duplexes?

@Thomas S. So the owners of these properties are looking more in the value of the asking price, and what they could make from selling it. when they should be looking into what they could make from it in the long run? 
so it could be a steal... ofcourse if the analysis is correct? and especially if negotiated correctly?

it wont be for a while till we move. just looking into it and keeping track of the real estate world in AR

Hi BP,

This is a question i need an answer too, not that im planning on following through.... as of right now, im asking more for knowledge sake.

in the area i am looking into the majority of duplexes do not qualify as fixer- uppers. maybe you could add to them, make the kitchen newer, etc. but my question is...

are duplexes that do not need fixing or there is not space to up the worth in the property still a good investment? as long as the rent can create cash flow and its not being sold over priced.

also, of course i would negotiate as much as i could to lower the price so im making money from it if i decided to sell eventually.

I've already networked a lot and it would be great to have you on my lost. But I would like to say, I just got 2 brand new credit cards. I'm very careful with money and pay them off as soon as they hit my account. I would like to talk with you on how that would affect me or if I should do something else to help boost my credit score. Bradley Scruggs from what I've heard for the va loan you need above a 600 credit score and I currently don't have a credit score. I'm working on it though. I'm very good with money. So I am building my credit score but I will be back to the US in 10 months. Not sure how much my credit score will increase in that time. Also VA loans have strict requirement for properties so it wouldn't be easy to find a house to flip that they agree with. Correct me if I am wrong. Also, I believe I listened to that podcast. He came back with 100K which helps a lot haha Me, being a specialist, would maybe come back with 50K saved, and that's if I get deployed.

Hi BP, in the future me and my wife are looking into moving to jonesboro, AR. 

just wanted to see what the area is like (real estate perspective)?
how is the competition?
are there many real estate companies?
aany other information on the area that is need to know?

@Rob Harris what would you say about hard money lenders on projects? or does that not work the same?
also, it could be a rental property, airbnb type, or a personal property. also, has great comps if we wanted to sell.
