I have a lake side lot waiting to be built upon. my estimated price to build will be at least 250K. most likely will be a buy and hold, not sure yet. what would be the best way to finance the construction?

Im overseas, have no credit, a small amount of investment money.
what can i bring to the table on a partnership?
so far I find time to look for deals. but that is all so far. what else can i do?

Hello, I've been doing cash for everything my whole life. So I'm beginning to build credit now. But my first investment by myself will be in 10 months when I'm back in the US from overseas. Where should I begin? I will have very little credit and some available cash. I'm planning to parter with someone within these 10 months to do 1-2 house flips. Currently looking for awesome deals with houses in Tulsa, OK. that need a 12K or smaller down payment. If someone has properties PM me. I'm interested. But yeh, what are my options with limited cash and little credit?

Jay Hinrichs I am not in the area but I am more than willing to work on this project. I am new to everything and I have been looking for that perfect first step into real estate especially with my situation of being stationed overseas. Thinking about going to the auctions in Tulsa to purchase first properties. Anybody been and have some advise on what to expect. How many people usually show up? Is it 10% or 20% down on the winning bid? Can you get pre-approved for a loan for the auctions? Do auction homes have mortgages? If so, does it carry over once purchased? And is t shown pre auction that there are payments due or something else similar?

I would like to know the benefits of auctions to buy properties? Also, what are the chances that the average house sells for minimum bid? I would pretty much like a walk through of a real estate auction. Thank you!
