1st: Yes it's acceptable. 

2nd: Just have really good buyers or build really good rapport with the seller. If the buyer successfully go around your back or do something sketchy then don't do business with them again.

How are you paying double taxes to the IRS and CRA when you will be making the money in the US if you are wholesaling in the US. From my understanding Canada doesn't tax the money it's citizens make outside of it's borders. Where in the CRA does it mention that it taxes citizens on the money they make outside of Canada? Read EY Worldwide Corporate Tax Guide here for Canada on page 277.

I recommend using and learning services like FlipperForce to be able to assess property repairs and the cost and fees. It's a lot of work but it will put you ahead of other wholesalers and even buyers. Closing cost, Earnest money, survey's are just some hidden fees that' that software allows you to calculate

@Joshua Booze I would use Agreedment. They have 87,127 cash buyers in Florida with their portfolio, contact information, property type and purchase price all in one place. I don't think they are motivated to sell, they will usually be interested in buying more properties. I wouldn't market to the entire state either just hot areas which you can find cash buyer hot areas on Agreedment as well.

Welcome to the Real Estate community. Wholesaling is the easiest way to get into real estate if you are strapped for cash or just learning the industry. If you believe you want to be in the real estate community for a lifetime and ok with learning what it takes then you must be eager to learn and put in the work. Wholesaling can be tough when starting out. I would start with cash buyers first. There are 369 cash buyers in Newport-News, VA area which is close to Gloucester according to Agreedment. I'm sure there are cash buyers there that can help you on your journey.

You'll be able to accomplish wholesaling a property over the summer. But I'm going to be honest it can be tough but just like anything, you get out what you put in. You might get lucky and get a property under contract at the right price and wholesale it on the first try but for majority of people it can take sometime. I believe the education of learning everything about real estate including wholesaling is more important than a quick buck. According to Agreedment.com there are about 1,759 active cash buyers in Charlotte, North Carolina so there isn't a lack of real estate cash buyers. (LLC, S-Corp or C-Corp) Corporation with EIN number. US bank account for the Corporation in that state. Canada and US have a free trade agreement plus International citizens and corps just need to pay any state (depending on company formation) and federal taxes each year. Make sure to do your research on fees and cost. No need to be a US citizen. I would use an online banking platform (Mercury, Relay, Brex, Novo, etc...) for the company bank account. United States and Eritrea are the only countries on the planet that tax their citizens where ever they make income so you might not have to worry about double taxation being a Canadian Citizen. Hope this helps you out but do your homework. I heard you can also wholesale in Canada. No need to cross the border. @D Kirk

Congrats on the leadgen per month. According to Agreedment.com there are about ~99 active cash buyers you can reach out to in the Washington, DC area. You can probably look on their website to see if they have others throughout the DC-MD-VA area too. I'm sure it's enough cash buyers you can to contact in the 20020 zipcode. In my experience cash buyers are outside investors but invest in the location so they might not always be local. @Troy Nelson

According to Agreedment.com there are about 735 active real estate cash buyers/investors in Cleveland, Ohio. I'm sure it depends on the asset type of course. If you're not able to find enough cash investors on BiggerPockets I'm sure there are some you can reach out to on Facebook.
