I would agree with everything people have said in this post. I will be honest with you, wholesaling is a day-to-day grind that's very rewarding in the end. Get your systems and processes in place first. Pick one strategy and stick with it. If it's wholesaling then it's that, if it's sub-to then it's that. Focus on one to start!

Hey Austin, you got the cost of rehabbing down pack which will help you in your wholesaling endeavors. Wholesaling can be a challenge tho it's rough sometimes. But if you focus on getting the systems and processes down and building them around your target market things should work out. Outbound marketing is a grind inbound marketing is where the real money is. Anyway, it'll all workout if you keep working at it and keep learning. I would say find trusted other people in your network and reach out to them.

Start with a good deal first then the buyer when come. Most of the time it's a wholesaler that will try to JV with you and you might have to share some of the revenue with them if they have a buyer. That's the best way to build your buyers list.

You can look through your county clerk public search records and find friendly title companies that way.

Facebook is where the party is unfortunately. You can type in ("- Powered by Carrot" Temple City,  CA). Yes add the quotes, into google and every wholesaler/investor in that area website on oncarrot will show up. Most of them are wholesalers.

Vacant lots (I'm assuming that's what you're comparing) are simple and the numbers are easy to calculate because there isn't a repair cost. The only problem is the amount of limited builders/investors you can reach out to. If you stay in the hottest zipcodes for new builds then things workout. There are more buyers and more competition for houses. Depending on where you're marketing to makes a difference. YouTube has a ton of free information on how to get started. I would start there and get confident before reaching out to mentors.
