@Emanuel Johnson Jacksonville Florida is a hot spot right now. If you aren't able to find cash buyers here on bigger pockets you can go to FB or you can use Agreedment. Agreedment says it's about 1,909 cash buyers in Jacksonville with contact information, average purchase price and property types of cash buyers.

@Mark Weins If you have a really good relationship and have done some deals with the buyer you can give them the address, but you have to really feel that they are trust worthy. If you don't know them and you are just reaching out to random people on Facebook then you probably should have the property under contract first. That means you will need to do ARV and comps yourself. I would get my cash buyers first and understand their purchase price in the area using Agreedment, then contact whichever buyer fits the actual deal I have. That makes the process easier and you don't have to worry about comps, ARV or other wholesalers/non buyers on FB.

Yes. Just give the seller multiple offers. Agent base offer, Wholesale all cash offer, creative offer etc... Be upfront with seller and put it in writing on the TREC. @Account Closed

@Amber Kinsey the state of Florida is a big market to do wholesaling in. It's good to focus on smaller markets with in that state. But if you insist on wholesaling the entire state, I would use Agreedment for cash buyers. They have other states with local areas too. According to them there are 87,127 active cash buyers in the state. Cash buyer contact information, average purchase price and buying criteria all in one place. I like it because I don't need to build a buyers list anymore.

@Djelika Bah Agreedment is how I find my cash buyers. They display on their website how many cash buyers are in any market nationwide. It says there are 2,205 active cash buyers in Fulton County and 992 in ATL, Georgia. Here

@Nick Priesare you looking for sellers or buyers. I recommend going to you local county for seller data. If you are looking for cash buyers in Minneapolis, Minnesota I would use Agreedment. It makes life easier trying to get contact information, cash buyer portfolios and average purchase price. Agreedment say it's 850 active cash buyers there.
