Hey! and welcome.. You are definetly in the right place.. as mentioned above the blogs really are awesome in addition to the forums and podcast.. If you commute to work, or exercise, or cook dinner, or clean the house, or anything.. Devour the podcasts while you do it.. get your keyword alerts set up, but dont drown yourself in notifications.. if you have a general question run to the blogs quickly.. If you dont see what you are looking for shoot it to the forums.. Really try to narrow in on what you want, help other people help you.. I know a few investors. And a couple awesome "value givers"Id be happy to connect you with them or just take you the next time I go. Lastly, i have access to the MLS, I wont give it out but happy to help if you need info.

p.s. If you just take action, progress moves much faster than you think.

@Meghan McCallum I think all of that sounds great. I wouldn't even necessarily need a bed. I have a collapsible hammock I use on the beach.... I mean my office. Me moving state to state, and with your MTV intern/television ((passion?)) We could start a TV show, Only furthering our reach, profit, ideas, and ability to give back.... you could be on to something here..

@Abel Curiel update from my stock trading.

I pulled out my original investment, I still have alot of shares left. It over inflated a little because it grew too fast. Maryland is introducing a bill on monday for legalization, So hopefully that will keep it from dipping. But whatever... more importantly....

BLOZF is now the only pick that i would recommend buying  at this point, though it has grown with the rest of the stocks on the market, and yes its more of a "green bubble" than a steady increase. BLOZF aka Cannabix Technologies is developing a breathalyzer that can measure it on your breath instead of taking urine or saliva samples. Doing this keeps the window that one person would be "dirty" shorter, This takes care of the whole "drugged driving" situation which is one of the biggest obstacles facing legalization. 

Now in addition to all of that, it also measures alcohol. I believe it could take over the entire police force, one day anyway. 

Now like i said its more of a bubble so it may fall from where it is. $0.62 a share. But as a long term buy and hold I think this is Relatively speaking getting in on the ground floor. Although I personally wont be buying it yet it is a relatively cheap investment that can have an awesome upswing over time. I am not saying it will blow up like the others mentioned above. That's more of an exception not the rule. But in my opinion it is the only one that I would still recommend as of today. Saturday Jan 28.

My dream Job would be "Creative Charitable Incubator" (a term that I just poorly made up)

When I achieve my Financial Freedom and I can use my time and talents for just plain simple good. (granted I don't even have my first property yet), 

My plan is to find, teach, and help the right homeless people to do the same. Giving them jobs along the way, cutting grass, painting, etc. (the incubator part). 

Creating businesses that are designed to give back to specific communities from the beginning. i.e. A food truck that has the same business model as Toms. Sell 1. Give 1. (the charitable part)

Open up a Panera like atmosphere for Entrepreneurs. Blasting the entrepreneurial mindset to all who would stop by and listen. Have a stage and an open mic at whatever time for free value gives. No pitches allowed during open mic. (just a little creativity). 

Then go into politics to change the world further. 

When that job opens up, I would be Perfect for it. Let me know if youd like help creating/designing it though. 

p.s. Chief Loiterer is an amazing term

p.p.s I'll move to Colorado by the time the shooting star I wished on could fade.

ok so... super simple solution. Google cash buyers in (your area) and start calling the people who post the "We buy houses fast" or ugly or whatever. Going through the public records seems to be more work than worth. 

But if you go to meetings you will talk to people and just ask the cash buyers there. What specifically they are looking for. Build a database.

Then you can either target the houses or areas that your cash buyers are interested in.. Or when you find a deal in one of those areas, you know which buyers are more interested.  @Benjamin Cowles @Brandon Mitchell

Hey you answered my question perfectly. One extra question if you dont mind. At what pricepoint or discount, would you think it makes sense to move forward with one like this. Ill rephrase it. 

How big of a discount would justify an obsolete house. In your opinion. 4bd 1ba.

The reason I ask is that in the specific market I am looking at 4bdr around 240k. This one is 120k list price. There may be more wrong with it.. But just focusing on theory right now.

Hey BPers, quick question. I found a 4bdr 1ba. So I would go ahead and call that functionally obsolescent?? Especially if I want to rent out each room individually. I know there are 1,001 variations but I have no idea how much it would cost. So im just looking for really rough numbers or a range. 

If it makes it easier dont include the vanity and tub. Im looking for the plumbing, construction, and permits I guess.
